Metro Business Tower Complex

A contemporary workspace built to boost productivity, combining efficient layouts with sustainable, energy-conscious design.

Overview

A growing professional-services firm needed room for 200 staff without leaving downtown. We delivered a four-story workplace with flexible floor plates, daylight-deep offices, and a ground-floor lobby designed for client receptions.

The challenge

The tight urban lot left almost no laydown area, and the neighboring buildings stayed occupied throughout. Our team sequenced crane picks for early mornings, ran noisy work after hours, and kept vibration monitoring live on the shared party wall.

Our approach

Steel frame with composite decking kept the structure light and fast. We prefabricated bathroom pods and MEP racks off site, cutting on-site trade stacking by weeks, and commissioned the high-efficiency VRF system floor by floor so tenants could move in as each level finished.

Four floors, zero lost days for the neighbors — and tenants moved in exactly on the date in the lease.

Outcome

The building now runs at full occupancy with energy use well below comparable offices downtown. The client signed us for their second location before the punch list was even closed.
