Overview
A regional headquarters for a financial firm: three floors of daylighted offices over a double-height lobby, with a fitness center and training rooms tucked into the garden level.
The challenge
The client wanted a landmark lobby without landmark cost. We value-engineered the curtain wall into a repeating module, then spent the savings on the two-story stone feature wall and white-oak reception desk that everyone photographs.
Our approach
Cast-in-place concrete frame for acoustic separation between floors, raised-access flooring for painless reconfigurations, and a building automation system the facilities team can run from a phone.
The lobby stopped two visiting CEOs mid-sentence — and the raised floor has already paid for itself twice over.
Outcome
Delivered two weeks early, the center consolidated three leased offices into one owned asset and cut the client's facilities tickets by half in the first year.
