Ironcrest Industrial Park
A heavy-duty facility engineered for throughput, pairing clear-span structures with durable, low-maintenance finishes.
Overview
Four flex-industrial bays with a shared truck court — built for light manufacturing, assembly, and last-mile distribution. Each bay offers its own dock, grade door, office mezzanine, and 600-amp service.
The challenge
Speculative bays have to satisfy tenants who haven't signed yet. We designed every bay to the toughest plausible use — heavy slabs, high power, tall doors — so leasing never requires structural surgery.
Our approach
Tilt-wall concrete panels went up in nine days, locking in the shell before steel prices could move. Inside: sealed concrete floors, high-output LED lighting, and demising walls that unbolt cleanly when tenants combine bays.
Spec space that leases like custom space — three of four bays were spoken for before the paint dried.
Outcome
Fully leased within five months of completion at rents above pro forma, with a shell flexible enough that the fourth tenant combined two bays with zero structural changes.
