Harbor View Retail Plaza
A contemporary retail row built to draw foot traffic, combining inviting storefronts with durable, low-upkeep construction.
Overview
Eight retail bays around a shaded promenade — a coffee shop, a grocer, and six service tenants — built for an owner who wanted a plaza that leases itself. Generous glazing, deep canopies, and evening lighting do the inviting.
The challenge
Two anchor tenants signed mid-construction with very different fit-out needs. We re-sequenced MEP rough-ins bay by bay so their equipment arrived to ready spaces, without slowing the shell.
Our approach
Masonry and standing-seam metal give the plaza a low-maintenance shell, while each bay got independent metering, grease-line rough-ins for food tenants, and a shared loading court hidden behind the building.
Shell, sidewalks, and signage all finished the same week — six of eight bays opened their doors within a month.
Outcome
The plaza leased to 100% within a quarter of opening, and the owner's maintenance calls in year one were exactly zero.
